You Get What You Specify — or Less

Here’s a tough truth for builders:

You’ll get from your subs whichever is greater:

Your published Scope of Work
OR...
The minimum required by building code

If your Scope of Work is vague, outdated, or missing altogether…
Guess what you’re getting?
✅ Code minimum.
❌ Not your company’s standards.
❌ Not what you hoped for.
❌ Not what the homebuyer expects.

Passing inspection isn’t the same as meeting your expectations. And unless your Scope of Work is clear, current, and enforceable, your subcontractors will default to doing just enough to pass inspection.

Ask yourself:
**Is our Scope of Work regularly updated to reflect best practices, product changes, and code updates?
**Do our field managers know what’s expected of each trade — per contract? Or are we managing by assumption and frustration?
