Relationships drive this industry. Builders rely on trusted subs, and subs depend on consistent work. But for builders' purchasing managers, those same relationships can become a double-edged sword.

Over time, it’s easy to grow comfortable — maybe even friendly — with certain subs or suppliers. Service is great, communication is easy, and bids start to feel like a formality. That’s when risk creeps in.

You must shop your subs occasionally...even the great ones. Not to damage relationships, but to keep everyone sharp and honest.

Years ago, in our hurricane-shutter business, our purchasing manager had grown quite close with a fastener supplier. Service was excellent — but when we finally shopped the account, we discovered we were overpaying by double-digit percentages. It wasn’t theft; it was complacency.

Builders face the same issue when buying out new projects. Comfort can quietly erode your competitiveness.

Healthy relationships are built on respect, not routine.
