Not every piece of business is worth taking...you’re not obligated to say yes to every builder that calls. Sometimes, the smartest move you can make is walking away.
If your gut says something’s off — trust it. Those instincts are built from your years in the field.
Watch for these red flags:
🚩 Lengthy or inconsistent pay cycles (slow payers never get faster)
🚩 Unfairly difficult payment triggers
🚩 Excessive retainage that ties up your cashflow
🚩 Absence of a proper contract and a Scope of Work
🚩 One-sided penalties that only protect the builder, not you
🚩 Personality or culture mismatch with your company’s way of operating
🚩 A builder who expects you to work for zero margin — that’s not partnership, that’s leverage
Some business costs more than it’s worth. The wrong builder relationship can drain your time, your profit, and your sanity.
Bottom line: Protect your people, protect your cashflow, and protect your reputation. Not every “opportunity” is an opportunity.
